Average Days Open
This first KPI is a good way to get a high-level view of your team's speed when it comes to work orders and responding to both residents and staff. The Average Days Open benchmark simply shows the average amount of days your work orders are open, which can be useful for monitoring trends in your work.
This data point also shows the national average for average days open, or the average across all your locations if you have multiple sites within your organization. Many communities use this benchmark as a marketing piece for the department, promoting their responsiveness to raise their profile and showcase successes.
Questions this KPI can help answer:
- Is your team closing work orders properly?
- Are work orders being completed within a few days or up to your standards?
- Is your team improving the speed with which they close work orders?
- Are you closing work orders faster or slower than others? (If faster, then you may have too many staff waiting for problems to show up. If too slow, it may mean there are resident satisfaction issues.)
Average Days Overdue
How much of your work is overdue and how long does it stay that way? This KPI tells you exactly that and can provide an explanation for resident and staff satisfaction issues (the longer things take, the less satisfied residents and staff will be), as well as potential productivity and risk issues (is it compliance work that's not being done on time?)
You can also see the comparison to other sites and clients to draw conclusions across the board.
Questions this KPI can help answer:
- How often is work overdue and for how many days?
- Do you need to adjust your due dates? (If you see a pattern of overdue tasks, then this might be the case.)
- Is your team meeting their goals and how can you help them do that more effectively?
